INTRODUCTION
To us Villa Delmar is more than just a rental property. It is our home where memories have been made and where we continually strive to enhance the experience of our guests who continue to stay here from the UK, USA, Canada and beyond. Many of whom have become regular guests over the years.
When we acquired Villa Delmar is was on the back of years of personal experience of the central Florida area. As a family we had been bringing our two children to Orlando for several years and Howard was still escorting tour groups from the UK. That knowledge guided us in our choice in finding the right location, family friendly design and that, all important, south-facing pool deck!
The pride we share in Villa Delmar is epitomised by the warm furnishing that reflect that our home has character that is often missing in properties that are intended just to be rented out. The continual enhancements and additions do mean that some of the photographs have yet to be updated as furnishings, and even the garden get our tender loving care whenever we stay there.
Our local management team, headed by Karen and Steve, look after our home, and our valued guests, in our absence. This extension of the personal care that we have put into Villa Delmar gives us, as owners, and you, our prospective guest, total confidence that we are all in their capable hands.

Villa Delmar is a 1,822 square foot, single storey property situated on the well-established development of Eagle Pointe.
The well-designed floorplan is perfect for families with four bedrooms, two bathrooms and a fully equipped kitchen with its own dining area. The kitchen features a large fridge-freezer, oven and hob, dishwasher and built-in microwave. A toaster, coffee maker, kettle plus ample crockery and utensils ensures that you do anything from the plating up of a take-away through to preparing a full family meal.
Adjacent to the kitchen is a utility room with separate washer and dryer. Here you will also find another large fridge – particularly useful for storing all your cold drinks.
The open plan lounge and additional dining area provides ample space for the recommended maximum occupancy of eight guests. Comfortable seating and tasteful décor provides a relaxing ambience after a hectic day at the theme parks. A ROKU Smart TV provides a range of channels and also includes apps including Netflix and YouTube that allow guests to sign in with a number of their own personal subscriptions or use a Firestick. Complimentary wifi is available throughout Villa Delmar making it easy to keep in touch with friends and family through email, Whatsapp and Facebook. For free local calls there are telephones located in the kitchen and master bedroom.
There are two pairs of bedrooms separated diagonally apart either side of the lounge/dining areas.
On the pool side of the home the master bedroom contains a King bed with an ensuite bathroom (with separate shower and corner bath, two washbasins) a toilet and large walk-in closet. Adjacent to the master bedroom is a further bedroom with two single beds. 
The other pair of bedrooms at the front of the property share a second bathroom (bath, shower and w.c.) with one having a queen bed and the other with two single beds.
The front of the property is set back from the road that leads through the development by a double-width driveways and lawn area containing the now iconic two double palms. Shrubbery adds to the well-maintained appearance as you approach and enter under the ‘Delmar‘ sign.
The pool and extended deck are perfect for sun worshippers with their south facing aspect. This is particularly important in the winter months (November through February) when the north side of buildings cast long shadows leaving pool areas largely in the shade. The pool can be heated and we strongly advise this option be taken from October through April. Shade can be found at most times of the day in the covered lanai that leads from the lounge area to the pool.
There is a range of comfortable, padded loungers and chairs on the pool deck and lanai areas with a large table to offer the alternative of al fresco dining. Pool towels are also provided for use whilst at Villa Delmar.
The pool frame is a legal requirement designed to prevent children wandering onto the property and falling into an unguarded swimming pool. The fine mesh is also useful in keeping bugs and insects away from the pool and deck whilst still allowing the sun to shine in. Beyond the pool we have added UPVC fencing along the boundary for added privacy and quietness.

Close enough to all the action but far enough away to be able to chill out!
Villa Delmar is located on the established development of Eagle Pointe on Poinciana Boulevard just 2 miles south of US192 where you will find a wide range of eateries, entertainment and shopping (including two 24-hour Walmart Superstores within a 10-minute drive).
The main theme parks are all within a half hour drive – Disney World (8 miles), Seaworld (11 miles) and Universal Studios (16 miles).
Orlando International airport is 23 miles, Sanford airport 55 miles, Melbourne airport 60 miles and Tampa airport 75 miles.

INTERESTING FACTS
The wrought iron Delmar sign above the front door dates back to the 1970’s. Howard’s father, Ces, has it purpose made in Malta for his travel agency in Wales. It had pride of place in his office for almost 30 years before making the Transatlantic trip to Florida where, it proudly welcomes guests into Villa Delmar.
The two twin palms that beautifully adorn the front garden are not the original trees. During a summer storm the two saplings disappeared in the wind – never to be seen again! It must be said that the current palms are far nicer – and sturdier.
The Space Shuttle launches used to be visible with the naked eye from the front garden of Villa Delmar! Amazingly one could view the lift off on TV from Cape Canaveral then several seconds later the glow and flume from the rocket boosters would be clearly seen in the eastern sky. This was particularly spectacular at night. Other rocket launches still continue so, if one is on when you stay, just go through the front door and look right. Boom on rentry
The name Delmar is derived from the meaning ‘of the sea’ and inspired the naming of Delmar Travel back in 1964. From that humble beginning above the village newsagents in Gresford, North Wales Delmar World is now a nationally acclaimed, award-winning travel agency. The head office is still proudly based in the same village but is no longer above the ‘Paper Shop’. Quite befitting that Florida is also regarded as being ‘of the sea’ with its 1,350 miles of coastline.
Sunrail expended its local rail network by opening Poinciana Station just a couple of miles south of Villa Delmar in 2018. With regular through services to Kissimmee, Orlando and our personal favourite, Winter Park where the roundtrip fare is just $5.50. Winter Park is a classy, small town with boutique shops and on-of-a-kind restaurants. The 1-hour boat trip around the lakes is a perfect diversion away from Orlando’s theme parks.
You don’t have to go to the Everglades to see alligators or experience an airboat ride. Boggy Creek is just 13 miles south of Villa Delmar (head straight down Poinciana Boulevard) and offers rides through the nearby lakes and wetlands. Whilst The Everglades National Park is over 4 hours drive south of Villa Delmar the eco-system that feeds into it begins at Lake Kissimmee. You will often see alligators basking at the side of the roadways leading to Kennedy Space Center as well as at one of Central Florida’s original parks, Gatorland, which is a mere 9 miles from Villa Delmar.
PERFECTLY PLACED
Kissimmee may be in the centre of Florida but you are just 67 miles from Cocoa Beach on the Atlantic coast and 93 miles to Clearwater Beach on The Gulf of Mexico. Daytona Beach (and World-famous Daytona Speedway) are within 80 miles and America’s oldest city, St Augustine (well worth a visit!) is around 130 miles if you follow the old coast road A1A.
